Small Bathroom
Renovation
Toronto.
Toronto semis, condos, and older homes all have one thing in common: bathrooms that need to work harder than their square footage suggests. We have done hundreds of them.

A small bathroom done right makes your whole home feel better.
Toronto semis, century homes, and condos all have bathrooms that were built for a different era. Too small, poorly laid out, and finished in materials that were never going to last. We renovate small bathrooms across the city every week. The challenge is not the square footage — it is knowing how to use every inch of it. Smart tile sizing, the right vanity depth, a properly waterproofed curbless shower — these decisions are what separate a small bathroom that feels cramped from one that feels complete.
Scope of work
What's Included in a Small Bathroom Renovation
Small bathrooms require more planning per square foot, not less. We handle everything from layout planning through certified waterproofing to final fixture install.
Book a Free ConsultationDemolition to bare structure, then certified waterproofing on every wet surface. Older Toronto homes almost always have tile set directly over plaster with no moisture barrier. We fix it properly the first time and back it with a 10-year written warranty.
Layout decisions matter more in small spaces. We plan tile orientation, grout line spacing, and fixture placement to maximize the feeling of space. Floor and wall tile installation, built-in shower niches, and feature walls all handled by our team.
Floating or wall-mounted vanity installation, tub-to-shower conversion or new shower build with glass enclosure, toilet replacement, shower fixtures, and all hardware. Every fixture selected to fit the space rather than fight it.
Supply and drain plumbing, GFCI outlets, vanity lighting, exhaust fan replacement, and optional heated floor installation. All to code, all permitted where required, all coordinated by us.
Why Pilkowski
The Difference Is in the Details
Small bathrooms get cut corners more than any other room. A contractor who patches over old problems instead of fixing them properly is the reason most Toronto homeowners end up renovating the same bathroom twice.
- Vague estimate. Surprise costs mid-project.
- No certified waterproofing. Caulk over old tile.
- Subcontracted labour you have never met
- No written warranty on the work
- Owner off-site once the project starts
- Timeline changes without notice
- Line-by-line written quote. No surprises.
- Wedi Pro certified waterproofing on every wet surface
- Owner-managed from start to finish
- Written 10-year waterproofing warranty
- Owner on site throughout the project

The process
From First Call to Final Walkthrough
Four stages. No handoffs, no surprises — Chris Pilkowski is on-site at every one of them.
We come to you. We walk the space, take measurements, and have a real conversation about what you want out of your bathroom — how you use it today, what frustrates you about it, and what you want it to feel like. Then we put a plan together.
- Full written scope of work
- Line-by-line itemized quote, no vague numbers
- Honest assessment of your plumbing and electrical
- No pressure, no obligation
Before a single wall comes down, you see exactly what your new bathroom will look like. We render the full space in 3D: tile layout, shower design, fixtures, glass, lighting. If something needs adjusting, we adjust it now — not mid-build when it costs real money.
- Full 3D render of your new bathroom
- Tile, fixture, and finish selection guidance
- Included free with every renovation booked this month
- Changes are easy here — not after demo
Demolition, then Wedi Pro waterproofing before a single tile goes up. Then tile, glass, fixtures, plumbing, and electrical — in the right sequence, on the schedule we committed to, with the same crew from start to finish. You know who is in your home every day.
- Wedi Pro certified waterproofing on every wet surface
- Same crew throughout — no random subcontractors
- Progress updates when you want them
- Worksite cleaned at the end of every day
We walk the finished bathroom together. Every tile, every fixture, every detail — you check it all. We are not done until you are satisfied. Then we hand you the warranty documents that protect your investment long after we leave.
- 10-year waterproofing warranty in writing
- 5-year workmanship warranty in writing
- Full site cleanup on completion

Most Requested Features in Toronto Small Bathrooms
The upgrades that make the most difference in a small space — both for daily use and resale value.
Removing the curb and opening up the shower to the floor makes a small bathroom feel significantly larger. The most impactful single change in a tight space.
A wall-mounted vanity exposes floor space below it, creating a visual break that makes the room read as bigger. Also much easier to clean.
Fewer grout lines means less visual noise. 24x24" or larger porcelain on floors and walls makes a small bathroom feel calmer and more open.
A recessed tile niche eliminates the need for a shower caddy, keeps the space cleaner, and looks like the bathroom was designed rather than assembled.
Electric radiant heating under tile. Especially worthwhile in a small bathroom where the heated area is compact and the cost per square foot is reasonable.
Vanity lighting at eye level plus overhead pot lights eliminates shadows and makes a small bathroom feel brighter and more finished than almost any other single upgrade.

A small bathroom renovation in Toronto typically costs $15,000 to $35,000. A cosmetic refresh with new tile, vanity, and fixtures runs $15,000–$22,000. A full gut renovation with waterproofing, tile, a new shower, and all new fixtures runs $22,000–$35,000. See our full cost guide for a detailed breakdown.

Yes — significantly. Layout, tile size, and fixture selection all affect how a small space feels. A curbless shower, a floating vanity, large-format tile with minimal grout lines, and good lighting can make a 40 sq ft bathroom feel open and intentional. We do this in Toronto semis and condos regularly.
In most cases yes, if you have another tub in the home. Removing the tub and building a properly waterproofed walk-in shower dramatically improves the feel and function of a small bathroom. If it is your only tub, we walk through the tradeoffs during your free consultation.
