Condo Bathroom
Renovation
Toronto.
Renovating a condo bathroom is not like renovating a house. Building management rules, elevator logistics, noise restrictions, and waterproofing requirements all add complexity. We deal with this every week.

Condo bathroom renovations come with rules that most contractors are not used to.
Building management approval, elevator booking, approved work hours, noise restrictions, floor protection requirements, and waterproofing standards that are stricter than a house — we deal with all of it regularly. We have renovated condo bathrooms in buildings across downtown Toronto, Midtown, North York, and Scarborough. The renovation itself is the same certified waterproofing, premium tile, and quality finish work we do in every project. The difference is knowing how to get it done inside a building with its own rules.
Scope of work
What's Included in a Condo Bathroom Renovation
Everything a standard bathroom renovation includes, plus all the condo-specific logistics handled by us so you do not have to deal with building management yourself.
Book a Free ConsultationWe submit the renovation application, provide insurance certificates, book elevator access, confirm approved work hours, and handle any building-specific requirements before demo begins. You do not have to navigate this yourself.
Demolition to bare structure with full floor and corridor protection throughout. Then certified Wedi Pro waterproofing on every wet surface. Condo waterproofing failures cause damage to units below — this is not a place for shortcuts, and we do not take any.
Floor and wall tile installation, custom shower build with glass enclosure, vanity and countertop, toilet, shower fixtures, and all hardware. We select and install everything — or work with your selections if you have them.
All plumbing connections within the unit, GFCI outlets, vanity lighting, exhaust fan, and any required permits. We work within the constraints of your unit's stack location and building-approved plumbing configurations.
Why Pilkowski
The Difference Is in the Details
A condo renovation gone wrong does not just affect your unit. A waterproofing failure damages the unit below. An unlicensed contractor voids your building's warranty. The stakes are higher — which is why who you hire matters more.

The process
From First Call to Final Walkthrough
Four stages. No handoffs, no surprises — Chris Pilkowski is on-site at every one of them.
We come to you. We walk the space, take measurements, and have a real conversation about what you want out of your bathroom — how you use it today, what frustrates you about it, and what you want it to feel like. Then we put a plan together.
- Full written scope of work
- Line-by-line itemized quote, no vague numbers
- Honest assessment of your plumbing and electrical
- No pressure, no obligation
Before a single wall comes down, you see exactly what your new bathroom will look like. We render the full space in 3D: tile layout, shower design, fixtures, glass, lighting. If something needs adjusting, we adjust it now — not mid-build when it costs real money.
- Full 3D render of your new bathroom
- Tile, fixture, and finish selection guidance
- Included free with every renovation booked this month
- Changes are easy here — not after demo
Demolition, then Wedi Pro waterproofing before a single tile goes up. Then tile, glass, fixtures, plumbing, and electrical — in the right sequence, on the schedule we committed to, with the same crew from start to finish. You know who is in your home every day.
- Wedi Pro certified waterproofing on every wet surface
- Same crew throughout — no random subcontractors
- Progress updates when you want them
- Worksite cleaned at the end of every day
We walk the finished bathroom together. Every tile, every fixture, every detail — you check it all. We are not done until you are satisfied. Then we hand you the warranty documents that protect your investment long after we leave.
- 10-year waterproofing warranty in writing
- 5-year workmanship warranty in writing
- Full site cleanup on completion

What condo owners choose
Most Requested Features in Toronto Condo Bathrooms
The upgrades that make the biggest difference in a condo bathroom — and that are fully achievable within building requirements.
The single upgrade that transforms a condo bathroom the most. Clean sightlines, easier cleaning, and a look that makes the space feel significantly more premium.
Wall-mounted vanities expose floor space and create a cleaner, more modern look. Especially effective in condo bathrooms where every visual inch matters.
Fewer grout lines, bigger slabs. 24x48" or larger porcelain gives a condo bathroom a spa hotel look at a fraction of what a full suite renovation would cost.
Electric radiant heating installs under tile with no structural changes. Fully compatible with condo construction and one of the most requested upgrades we do.
A recessed tile niche replaces the need for shower caddies. Adds a clean, custom-built feel without taking up any floor space — ideal for compact condo bathrooms.
A properly sloped curbless shower is achievable in most condo units and makes the bathroom feel larger and more accessible. Requires proper waterproofing — which is our specialty.

Frequently Asked Questions
A condo bathroom renovation in Toronto typically costs $18,000 to $65,000 depending on scope and finish level. A cosmetic refresh runs $18,000–$25,000. A full gut renovation with new waterproofing, tile, shower, and fixtures runs $25,000–$45,000. Premium finishes with heated floors and frameless glass run $40,000–$65,000. See our full cost guide for a detailed breakdown.
Yes. Most Toronto condo buildings require a renovation application and written approval from building management before work begins. Requirements typically include proof of contractor insurance, noise hour restrictions, elevator booking, and floor protection. We handle all of this as part of our standard process — you do not need to manage it yourself.
A full gut condo bathroom renovation typically takes 2–4 weeks. Building restrictions on work hours and elevator access can affect the timeline, which is why we build these constraints into our schedule before we start. We give you a realistic timeline upfront — not an optimistic one that changes mid-project.
It depends on your unit's configuration and the building's stack location. In some condos the drain stack severely limits what can be moved without major cost. We assess this honestly during your free consultation and tell you exactly what is and is not feasible in your specific unit before you commit to anything.
