It depends on the home, the neighbourhood, and the current market. In many cases a targeted refresh of the kitchen, bathrooms, and flooring delivers a better return per dollar than a complete gut. In others, particularly in high-value neighbourhoods or for homes that are significantly below the street's ceiling price, a full renovation is the right call. Any renovation involving structural changes, plumbing relocation, electrical panel upgrades, new bedrooms, secondary suites, or changes to the building envelope requires a City of Toronto building permit. Full gut renovations almost always require permits. We handle all permit applications, coordinate with the city, and manage inspection scheduling throughout the project. You do not have to deal with the permit process.
The standard sequence for a full home renovation is: structural work first, then rough-in mechanical (plumbing and electrical), then inspections, then drywall and insulation, then flooring, then kitchen and bathroom finishes, then paint and trim, then fixtures and lighting. Doing it in this order prevents trades from having to redo work. When we manage the project, this sequence is built into the schedule from the start.
